Two numbers decide whether you have a WHEDA file at all, and one structural detail decides how much house that file can buy.

What scores does WHEDA require?

620 on Advantage Conventional and 640 on Advantage FHA. A borrower between 620 and 639 is conventional-only at WHEDA, which is worth knowing early because it also shapes which down payment structure is available.

How does assistance affect my debt ratio?

This is the part that catches people. WHEDA's Advantage Conventional Underwriting Guide, last updated 03/11/2026, lists eligible community seconds down payment assistance, naming Easy Close, among the items that make up monthly housing expense. Housing expense drives the debt ratio. So the Easy Close payment is counted against you at qualification, not just after closing.

Capital Access behaves differently because it is deferred with no monthly payment. For a borrower who is tight on ratio and qualifies for both, that difference can be worth more than the dollar amount of the assistance.

What is the practical trade-off?

Taking more Easy Close assistance raises your monthly obligation, which lowers the first mortgage amount the file supports. There is a point on a tight file where an extra dollar of assistance costs you more than a dollar of borrowing power. It is worth modelling at two or three assistance amounts rather than defaulting to the 6% maximum.

Does the assistance count as my own money?

No. WHEDA's underwriting guide states that WHEDA DPA funds are not considered the borrower's own funds toward any required minimum borrower contribution. That matters most on FHA, where a 3.5% borrower investment is required, and it is a question to settle on your file rather than in the abstract.
