WHEDA still links a 2021 comparison sheet with the wrong Capital Access amount

What exactly does the old sheet say?

The comparison sheet describes Capital Access with a minimum loan amount of $3,050 and a maximum of the greater of $3,050 or 3% of purchase price on the Advantage Conventional program, or 3.5% on Advantage FHA. It also describes a property restriction waiver tied to a specific number of loans. Its footer reads Updated 5/19/2021.

The Capital Access Advantage Product Matrix, which is the program's own matrix, states a single loan amount: $7,500. WHEDA's live available-programs page states the same. The percentage structure is gone.

Why does a stale PDF matter to a buyer?

Because the two structures produce different answers at different price points, and the error runs in both directions. On a $150,000 purchase, 3% is $4,500 and the current flat $7,500 is considerably more. On a $300,000 purchase, 3% would be $9,000 and the real figure is less. A borrower planning their cash to close from the old sheet is wrong either way.

It also matters because people reasonably trust the agency's own documents over a lender's. When those disagree, the dated one wins, and checking the footer takes five seconds.

How do I know which WHEDA document is current?

Look for the revision line. WHEDA dates its documents properly: the Advantage Conventional Underwriting Guide carries Last updated 03/11/2026 at the top of page one, the income and purchase price limits sheet carries Effective 06/13/2026, and the comparison sheet carries Updated 5/19/2021 in its footer. The date is always there. The habit of reading it is what is missing.

Our standing rule internally is that a source's date beats its authority. An operator's own page can be years stale while a program matrix two clicks away is current.

What should I rely on instead?

For Capital Access terms, the Capital Access Advantage Product Matrix. For income and purchase price limits, the current limits sheet effective 6/13/2026 and the separate Capital Access income and purchase price limits. For underwriting mechanics, the Advantage Conventional Underwriting Guide. And for whether funds are actually available today, ask before you plan around it, because Capital Access funds are limited and reserved at rate lock.
